Terms and Conditions

These Terms apply to everyone who uses this website (the "Site") operated by A+ RE Property Corp ("A+", "we", "us"), a corporation registered with the Securities and Exchange Commission, with office at Maulawin Street, Santa Cruz, Laguna. By using the Site, sending an inquiry, or logging in to the agent tools, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.

1. What the Site is

The Site lists houses and lots, condominium units, lots, farm lots, commercial and industrial properties for sale and for rent across the Philippines, and lets people contact the person who posted a listing. A+ does not own the listed properties unless a listing says so. A listing is an invitation to inquire, not an offer that can be accepted online, and no sale or lease is completed on the Site.

Short-term rentals. Staycations, transient houses and private resorts are offered by their hosts or by the person who posted them. A "Request to book" sends your dates and number of guests to that person. It is not a confirmed booking. The host confirms availability, the final rate, deposits, cancellation terms and house rules directly with you. A+ is not a booking platform, does not collect payments for stays, and is not a party to the stay. Hosts are responsible for the permits and accreditations their property needs.

2. Who posts listings: Official Agents, Licensed Partners and Referrers

Listings are posted by people with a CMS account. Each account is labelled on its profile and on every listing it posts:

  • A+ Official Agent: Accredited and authorized by A+ RE Property Corp to represent it.
  • Licensed Partner Agent: A PRC-licensed real estate practitioner working independently. Not an employee or official representative of A+ RE Property Corp.
  • Referrer: Not a licensed real estate practitioner and not a representative of A+ RE Property Corp. Refers buyers, tenants and owners only; viewings, negotiations and documents are handled by a licensed broker.

Only A+ Official Agents may speak or act for A+. Licensed Partner Agents and Referrers act for themselves. They are not employees, officers or representatives of A+, and A+ is not bound by their statements, promises or agreements unless A+ confirms them in writing. Under Republic Act No. 9646 (Real Estate Service Act of the Philippines), only licensed real estate service practitioners may negotiate, sell or lease real estate for others for a fee. Referrers do not negotiate, collect payments, or sign documents for buyers, tenants or owners.

Never pay a reservation fee, deposit or rent to anyone's personal account without written confirmation from the A+ office or the property owner. Payments to A+ are made only to accounts in the name of A+ RE Property Corp and are covered by an official receipt.

3. Listing information

We ask everyone who posts to give accurate details and current photos, and we mark some listings "Verified" after our office checks them. Even so, prices, availability, areas, specifications, titles and photos come from the people who post them and from owners and developers. They may change or contain errors. Areas and measurements are approximate. Photos may be samples or artist's renderings, especially for pre-selling projects. Before you pay or sign anything, inspect the property and check the title, tax declarations and documents yourself or with a lawyer, a licensed broker or a geodetic engineer. The mortgage calculator gives estimates only. Banks and Pag-IBIG decide actual loan amounts, rates and terms.

4. Inquiries

When you send an inquiry, your message and contact details go to the person who posted the listing and to the A+ office, so they can reply and arrange viewings. Please give true details and use the forms only for genuine property inquiries. We may block messages that look like spam, abuse or fraud.

5. Agent and referrer accounts

Accounts are created by the A+ office and are personal. If you have an account, you agree that:

  • You will post only properties you are authorized to market by the owner, developer or the owner's broker. You will keep that authority current and take down listings that are sold, rented or withdrawn.
  • Your listings will be truthful and not misleading. You will not invent features, prices or nearby landmarks. You will use only photos you have the right to use, and no photos of identifiable people without their consent.
  • You will not post discriminatory content, or listings for properties that are illegal to sell or lease.
  • You will describe yourself only as your account type allows. A Referrer will not present themselves as a licensed agent or as an A+ representative. A Licensed Partner Agent will not present themselves as an A+ employee or Official Agent.
  • You will handle the personal data of inquirers only to answer their inquiry, in line with the Data Privacy Act of 2012 and our Privacy Policy, and you will not sell or misuse it.
  • Commissions, referral fees and other compensation are governed only by a separate written agreement with A+ or with the listing broker. Nothing on the Site promises any fee.
  • A+ may edit, unpublish or remove listings, change your account type, and suspend or close your account at any time, especially if these Terms are broken.

6. Sharing and social media

The Site provides captions, links, images and buttons for sharing listings on Facebook, Messenger, Viber, WhatsApp and other services. New listings may be posted automatically on the A+ Facebook Page and Instagram account. When you share, you are responsible for following the rules of the service you share to, including Facebook Marketplace and group rules. Optional AI-written captions are drafts: read and correct them before posting.

7. Intellectual property

The A+ name, logo, Site design and content created by A+ belong to A+. Listing text and photos remain with their owners, who allow A+ to display, resize, watermark and share them to promote the listing, including after it is sold or rented as part of our record of past listings. You may share links to listings. You may not copy the Site's listings in bulk, scrape the Site, or use the A+ name or logo without written permission.

8. Acceptable use

Do not misuse the Site. This includes trying to access accounts or data that are not yours, interfering with its operation, posting malware or spam, or using it for fraud or any unlawful purpose.

9. Third-party links and services

The Site links to and uses services we do not control, such as maps, Facebook, messaging apps and video sites. Their own terms and privacy policies apply, and A+ is not responsible for them.

10. Disclaimer and limitation of liability

The Site is provided "as is". To the extent the law allows, A+ is not liable for any loss arising from your reliance on listing information, from dealings between you and an owner, a Licensed Partner Agent or a Referrer, or from the Site being unavailable. Nothing in these Terms limits liability that cannot be limited under Philippine law, including liability for fraud or gross negligence.

11. Indemnity

If you post listings or use the agent tools, you will compensate A+ for claims, losses and costs caused by your listings, your statements to clients, or your breach of these Terms.

12. Changes

We may update these Terms. The date at the top shows the latest version. Continuing to use the Site after a change means you accept it.

13. Governing law

These Terms are governed by the laws of the Republic of the Philippines. Disputes will be brought before the proper courts of the province where the principal office of A+ is located, unless the law gives you the right to another venue.
